Tenancy Agreements

West End Student Properties Ltd uses joint 'assured shorthold tenancy' agreements. 

The tenancy is a ‘joint tenancy’ where all the tenants share the house and all its facilities and so you do not have exclusive possession of any particular area. You must therefore be happy with the people that you plan to live with, as you will share responsibility for the care of the house and all terms and conditions of the agreement. Bedrooms are allocated between the tenants on a tenant agreed basis.

The Agreement contains the terms and obligations of the Tenancy. It sets out the legally binding obligations that will be placed upon the Tenant and Landlord once the Agreement is dated.  You should read this Agreement carefully to ensure that you are prepared to agree to it and that it contains everything you require. If you do not understand the Agreement or anything in it you should ask for an explanation before signing it. Alternatively you should consider consulting a solicitor, Citizen’s Advice or Housing Advice Centre for assistance. 

Addendum Agreement and Letter of Guarantee

A great feature of your tenancy with West End Student Properties Ltd is that when all members of the group have signed the Tenancy Agreement we will issue each tenant with an Addendum Agreement. This confirms that you only have a duty to pay your share of the rent whether or not a housemate is late with their own share. We do, however, insist that each tenant is supported by a Guarantor who lives and works in the UK and who will undertake to pay your share of the rent if you are unable to do so.
